Step 1: plan home improvements

  • Compile a list of all the improvement projects that would make your home perfect.

  • Review the list with your agent and identify the top-priority projects that will contribute to an increase in your home value. 

  • Remove any projects that don't increase your home's value or marketability.

  • Keep your agent in the loop for timeline.


Step 2: Make an exceptional first impression

  • Curb appeal is one of the biggest make-or-break features for buyers, and it's important to reassess your front exterior before going live on the market. 

  • First, walk to the end of your driveway and turn around. What catches your eye? Is the grass patchy? Is there mold on your roof? Is the driveway power-washed and bright? Is the exterior paint unblemished? Is the porch a bit lopsided? How do the gutters look? Is your landscaping lively and flattering? Make sure to address any obvious defects well in advance of listing.

  • Lastly, Maintain a clean yard and exterior. Leaf piles, cobwebs, and grimy windows are unflattering.


Step 3: Enhance your home's lighting

  • Nearly all home buyers are looking for generous exterior (87%) lighting or energy-efficient lighting (80%), according to a

  • 2021 study by The National Association of Home Builders: Pull back drapes, shades, or blinds to maximize natural light and make your space feel larger.

  • Replace dark lampshades with light or translucent covers and increase the wattage of light bulbs. 

  • Trim any trees or plants that block sunlight from reaching windows. 

  • Turn on all lights before showings.


Step 4: Maximize storage space

  • If your home is bursting with stuff, there is not enough room for a buyer to envision their life. Buyers need to see "room to grow" in the home. Temporarily remove half of your belongings from every closet, cabinets, and drawers. 

  • Go through every room in the house and identify display items that are not used regularly. The more floor and counter space seen, the larger the home looks and feels for buyers. If possible, rent a storage unit for your excess items and personal belongings, plus decorative furniture and overflow from the garage.
